A loft conversion is one of the most popular home improvement projects in London — and one of the most common triggers for party wall notices. In a London terrace or semi-detached house, your loft is almost certainly bounded on one or both sides by a party wall (shared with your neighbours). Work in and around that wall brings you squarely under the Party Wall etc. Act 1996.

Does My Loft Conversion Need a Party Wall Notice?
Almost certainly yes — at least in part. The most common loft conversion party wall triggers are:
- Steel beam installation: Most loft conversions require a steel beam to support the new floor or to form a ridge beam. If this beam needs to be built into or bear on a party wall, a Section 2 Notice (Party Structure Notice) is required at least one month before work starts.
- Cutting into the party wall: Any notching, drilling or cutting into the party wall fabric — even for small items like joist hangers — requires notice.
- Raising the party wall: If you want to raise the party wall to form a parapet or to support a new roof structure, this is covered by Section 2 of the Act.
- Dormer windows: Dormer windows in the rear roof slope typically don't affect the party wall directly, but associated works often do.
What About a Hip-to-Gable Conversion?
A hip-to-gable loft conversion — where the sloping hip end of the roof is converted to a vertical gable — is particularly likely to involve party wall issues. The new gable wall will often be built on or adjacent to the party wall flank. In a semi-detached house, the flank wall is a party wall, and building up to or over it requires a Section 2 Notice.
The Party Wall Process for a Loft Conversion: Step by Step
- Get your plans drawn up before serving notice — you need to know what works will be carried out and where.
- Identify your adjoining owners — in a terrace, this typically means both immediate neighbours. In a flat, it may also mean the occupants above and below.
- Serve the Party Wall Notice at least one month before you intend to start work. The notice must describe the works and include the proposed start date.
- Wait for a response. Neighbours have 14 days to respond. If they consent in writing, you can proceed. If they dissent or don't respond, a dispute is deemed and a surveyor must be appointed.
- Appoint a party wall surveyor. Either an agreed surveyor (acting for both parties) or separate surveyors (one each). The party wall Award will be prepared and published before work starts.
- Schedule of Condition. Before work starts, the surveyor will document the existing condition of your neighbours' properties photographically. This protects everyone in the event of a damage claim.
How Long Does the Party Wall Process Take?
Assuming your neighbour responds promptly and consents, the process can be completed in as little as a few weeks. If they dissent and a surveyor needs to be appointed, the Award preparation typically takes 4–8 weeks from appointment. More complex conversions with multiple adjoining owners can take longer.
This timeline is one reason why it pays to start the party wall process early — ideally as soon as your planning permission is granted and before you've confirmed your contractor's start date.
What If My Neighbour Won't Cooperate?
Your neighbour cannot legitimately prevent lawful building works through the party wall process. If they appoint their own surveyor, the process simply involves two surveyors reaching a formal Award rather than informal consent. Costs are typically met by the building owner.
What they can do is create delays if they're uncooperative, which is why good communication with neighbours before formal notices are served often pays dividends. A quick conversation over the fence — explaining what you're doing and why it won't affect them — can avoid a formal dissent.
