Building Survey (Level 3)

The Level 3 Building Survey — formerly known as a Full Structural Survey — is our most comprehensive survey product. It is the right choice for any property that is older, larger, has been significantly extended or altered, or is of non-standard construction.

Homebuyer Reports (RICS Level 2)

The RICS Homebuyer Report is the most popular survey in the UK and a great starting point for properties built after 1900 that are in reasonable condition. It uses a clear traffic-light rating system (1, 2, 3) so you can immediately see which issues need attention and how urgent they are.

Unlike a full Building Survey, a Homebuyer Report doesn't include detailed advice on how to fix problems — it focuses on identifying them and flagging the ones that need specialist investigation. It also typically includes a market valuation, making it a cost-effective combination purchase.

The Homebuyer Report is Ideal If:

  • The property was built after 1900 and is in reasonable condition
  • You are buying a leasehold flat or apartment
  • You want a clear, concise report without technical jargon
  • You need a combined survey and valuation for mortgage purposes

Party Wall Agreements

Planning a rear extension, loft conversion, basement excavation or new build close to a boundary? In London's densely-packed terraces, party wall matters come up constantly — and the consequences of getting them wrong can be severe. Injunctions stopping your works, costly legal disputes and damaged neighbour relations are all real risks.

Under the Party Wall etc. Act 1996, you must serve formal written notice on adjoining owners before carrying out specific types of work. If your neighbours agree in writing, work can proceed. If they dissent or don't respond within 14 days, an Award (legal agreement) must be prepared by a party wall surveyor.
